Floor to area ratio defines the ratio of a house floor, whether commercial or industrial to the parcel of land it is built on. The standard way of expressing the measurement will be percentage or decimal form. The measurement of FAR has to adhere to some architectural requirements.
FAR is used for regulation purposes by the authorities in times of erecting bildings.. For instance, in down town buildings, FAR has to be high (1.0 or over) in commercial or industrial areas. In manufacturing or commercial buildings, the FAR has to be as high as in the down town buildings. In residential areas, there will be lower FAR if the area is also governed by this ratio. Residential space (like suburbs) is likely to desire protecting some manner of green space and neighborhood character .This regulation is intended to promote and preserve residential development associated with large-to single family residences. Such large lots are required to maintain a low density of dwelling units.
Section 501: defined uses in the land use act during construction.
(1) Single-family dwellings.
(2) One (1) accessory building as defined by article II.
(3) Home occupations as defined by article II.
(4) Storage shed as defined by article II.
(5) Signs in accordance with the Chandler Sign Code (chapter 24)
(6) Fences, walls, landscape screens not exceeding seven (7) feet in height adjacent to rear and side property lines and not to exceed three (3) feet in height adjacent to front yard.
(7) Swimming pools, private, in accordance with article XXII, section 2204 [2205] of this Code.
(f) Sanitary conditions: The accumulation of manure by a means shall not permitted within one hundred (100) feet of the front lot line or within fifteen (15) feet of the side and rear lot lines. Manure stored in a pile or piles shall be screened as to not be in view from and adjacent public thoroughfare or from areas of public access and shall be treated so as to not create a nuisance. Any containment area and/or manure pile shall be kept so as to attract flies, create excessive odors, and so as to not cause hazard to the health, safety, and welfare of human being and/or animals. If an owner chooses to accumulate manure in a pile or piles, it shall be removed from the property at a minimum of once each month or cultivated into the ground. Drainage improvements shall be provided by the property owner to protect an adjacent property, water body, river, stream, or storm sewer, from runoff containing contaminants resulting from animal waste.
Section 502: defined uses in the land use act during construction.
(1) Churches, schools, public buildings and uses, golf courses.
(2) Airport, airstrips, heliport pads.
(3) Golf driving range.
(4) Any other uses the city council determines are compatible may be permitted in the best interest of the community.

(1) Height Regulations: Same as AG-1 District.
(2) Front Yard: Same as AG-1 District.
(3) Side Yard: Same as AG-1 District.
(4) Read Yard: Same as AG-1 District.
(5) Intensity of Lot Use: Minimum area per lot shall be thirty-three thousand (33,000) square feet and minimum lot width shall be one hundred fifteen (115). Gross building(s) area shall not exceed forty (40) percent of lot area.
