Why Hire a Real Estate Professional?
“Oh, dear home buyer (or seller)—we know you can do it on your own. But you really, really shouldn’t.”— Stults, 2016, para. 3 (accessed through her Twitter account, @rachelstults)
The above statement, which was made by Rachel Stults a senior writer and editor at realtor.com, advises persons in her article, “6 Reasons You Should Never Buy or Sell Without an Agent (the link for which is provided on her Twitter account, @rachelstults),” not to venture in purchasing and selling real estate on their own without the assistance of a real estate professional, such as an agent. Buying and selling real estate can be an overwhelming task if a person is not adequately armed with the knowledge and expertise to do this. However, most persons nowadays tend to want to do it on their own since it would allow them to avoid paying the agent’s sales commission. Nevertheless, like Stults, I am against persons not hiring a real estate professional to purchase and sell real estate. This is because they would have to deal with the complexities of undertaking such a task, and would not be certain if they would be getting the best offer or buying at the best price.
The act of buying and selling real estate requires more than simply doing an internet search. In fact, buying and selling real estate requires a significant amount of expertise and savvy. For instance, the website, realtor.org, contains information that only realtors who are adequately trained will understand. The website has research reports, such as local market reports, that can provide information on not only “markets” but on “state taxes and fiscal conditions,” “wealth gain by metro area,” “subprime ARM performance,” and the “mortgage conditions” (“Research Reports,” n.d., para. 4). This information can only be accessed by a member of the National Association of Realtors, who will be best trained to decipher the information presented in these reports unlike a layperson.
When a person refuses to use a real estate professional, then it is not certain that he or she would be able to receive the best offer or be sold a property at the best price. A real estate professional is trained and educated to provide a property at the best price or get the best offer her client. A good majority of real estate agents receive the most current information such as that provided by the KREC (Kentucky Real Estate Commission) Continuing Education Department. As indicated on its website, the KREC Continuing Education Department ensures that “all active licensees receive the most up to date real estate courses available” (Kentucky Real Estate Commission, n.d., para. 1). Furthermore, it should be noted that the NAR Information Services also provides information on training, seminars, and other opportunities for continuing education on its Twitter page. For instance, on their @askNAR account, it stated that “2016 is the year to complete the Code of Ethics” (realtor.org, 2016, para. 7). NAR Information Service also provides assistance to real estate agents related to getting help “writing office policies or procedures” (realtor.org, 2016, para. 8).
On the other hand, it is important to note that while it is important that although a consumer should hire a real estate professional to facilitate the buying and selling process of a property, the consumer should not get too involved while the agent is doing his job since this could potential sabotage the sale.
